LOAN PRODUCT SPECIFICATIONS
• Borrower Assistance is in the form of a 30 year 2nd lien and may be used to fund the Discount. See Administrator Guidelines for details.
• Discount: Borrower is permitted to use seller concessions, builder concessions, or other outside funds. Discount is not provided by the IDAs or Servicer.
• Loans must be purchased by US Bank as master servicer no later than 70 days from the Rate Lock Date
• 30-day extensions allowed; see Administrator Guidelines for details
• Lock requests submitted through eHousingPlus. Confirmation emails sent within 1 hour of submission
• Lender funds first mortgage and second mortgage (if applicable) at closing
• Lender is reimbursed for first mortgage (less discount if applicable) and the Borrower Assistance, and paid an SRP of 1.25% upon sale to Servicer
Lender Compensation
• A 1% Origination fee may be paid by Borrower to Lender
• SRP of 1.25% paid to Lender upon funding by Servicer
• Discount is not Lender compensation; it offsets the reduced purchase price paid by the Servicer for Edge options
