PTHS Advantage was introduced in Fall 2022 in response to rising interest rates tied to the 3-year forgivable downpayment assistance. To address this, we extended the forgivable period to 30 years, allowing us to maintain competitive interest rates. This adjustment has helped ensure that homebuyers can still achieve their dream of homeownership while keeping payments manageable.
While most homeowners do not remain in their primary residences for the full 30-yr term, the prorated amount of the remaining downpayment assistance can be covered by the proceeds of home sale. Additionally, owning real estate offers more than just a place to call home -- it's an investment in your future.
